PC15 seeks the rezoning of Takanini Structure Plan Area 6 from Rural Takanini to Industrial 1 (~16.6ha), Industrial 3 (~24.8ha), Residential 8 (~5ha), Residential 1 (~0.3ha) and Reserve (~4.7ha) zones. The area is bounded by Papakura Stream to the north, Takanini School Road to the west, Porchester Road to the east and to the south by the existing residential zoned land adjacent Manuroa Road. Private Plan Change 8 – Pararekau Island Country-Side Living Zone Further Submissions closed This private plan change proposes changes to the District Plan to establish a Pararekau Island Country-Side Living Zone, applying to Pararekau Island and an area for access to it across Kopuhingahinga Island (also known as Lees’ Islands). The changes sought by Proposed Private Plan Change 8 include a detailed Structure Plan that would guide the development of Pararekau Island for a gated large lot residential development in the manner of “country-side living”. The proposed zoning would allow for the creation of a maximum of 11 country-side residential lots, together with an additional lot for recreational purposes, vehicle access over Kopuahingahinga Island, and an esplanade strip providing for public access around the perimeter of Pararekau Island. The construction of household units, minor household units, residential ancillary buildings and buildings to cater for recreational purposes in the island are proposed to be subject to design guidelines. While this private plan change does not alter the wording of either the Proposed Plan Change or Variation, as both are currently under appeal the following text includes these changes as notified.
